For Berkeley Homes

Caspian Wharf

This award winning development comprises 380 new homes, 35% of which are affordable, along with over 1,000 m² of commercial retail space at Caspian Wharf. This development spans both sides of Violet Road, extending over 150 meters along its frontage. The buildings feature stepped massing, gradually retreating at each level away from the canal, creating a generous offering of communal and private roof terraces.

Ranging in height from 3 to 14 storeys, the project comprises eight separate cores across three independent buildings. Caspian Wharf set the benchmark for the wider redevelopment of the surrounding area.

The design’s dynamic rhythm, especially evident along the north/south facades, has influenced neighboring projects and extended this architectural character along Violet Road.

A key element of the architectural strategy is the balcony gantry system, which allows for flexible, diverse external spaces while maintaining resident privacy.

Caspian Wharf remains highly popular, even with the surge of new housing developments in the area that have followed its success.

“Buildings, too, are children of the Earth and Sun.”
